Russell Homes has secured planning permission for the first residential development at West Hopwood, a 1,000-home new community in Rochdale which is being delivered as part of the South Heywood masterplan.

The Oaks at West Hopwood is a development of 61 detached and semi-detached houses, from three to five bedrooms. The Oaks will be located on Hareshill Road at the northern entrance to the wider South Heywood regeneration site, a mixed-use residential and commercial scheme.

In typical Russell Homes fashion, the development will provide a range of house-types and layouts, giving buyers options of how many bedrooms and bathrooms they want in their new home, and whether they prefer open plan or separate living spaces.

All will have gardens and off road parking, some will have integral or separate garage. Work is due to start on site this summer, with sales launched later this year and the first completions expected in early 2023. The site will include extensive landscaping, public open space and wildlife habitats.

Jackie Matheson, Russell Homes sales manager, said: “We’re thrilled this decision means work on The Oaks can begin. We know there is exceptional demand for new family homes in the local area and there will be a lot of people following progress closely. We have opened our Register of Interest so anyone who wants to know more can register with us and will be kept up-to-date with news when we launch sales or unveil our new showhomes.”

Russell Homes secured outline planning permission for the 316-acre South Heywood masterplan in March 2020 for up to 1,000 homes, 1.5million sq ft of employment space, a new local retail centre, and a range of new community facilities including a primary school, sports pitches and public open space.

This was as part of a hybrid application which also fully approved delivery of a new 2.2km link road from Junction 19 of the M62 to the new and existing logistics parks off Pilsworth Road, which is currently under construction and due for completion later this year.
