Where beautiful homes and eco-conscious living combine

Buying an environmentally responsible home doesn’t mean having to forgo style and comfort, as this latest new build home development from Russell Homes in Wincham proves. Having your cake and eating it comes as standard at Brook View.

Today, the typical new build home is so much more energy efficient than the majority of the UK’s older housing stock, and can save home buyers an average of £3,100 a year on their energy bills.

This is according to the Homebuilders Federation* and is built into the very fabric of the property thanks to more sustainable materials and better standards of insulation, efficient heating and lighting, and modern boilers.

But then there are housebuilders who go over and above the standard specification to create homes which still seem ahead of the game. Our Stubley Meadows new build home development in Rochdale was shortlisted for a North West Business Insider Residential Property Award for our commitment to delivering high quality new build homes that are well-designed and sustainable, and we didn’t stop with Stubley Meadows.

The new Brook View development in Wincham from Russell Homes goes way beyond the expectations of a typical new build home and provides some surprisingly sophisticated carbon reduction measures as standard.

Set within a large parkland in the heart of rural Cheshire, the new build home development is in the little village of Wincham, just outside Northwich and is within easy commuting distance of Manchester, Chester and Liverpool.

A truly sustainable new build home development, Brook View has recently achieved NextGeneration Silver status, a green accreditation backed by Homes England, Lloyds Bank and the UK Green Building Council for new homes which exceed core sustainability standards.

As visitors drive onto the recently launched development located off New Warrington Road, they’ll immediately spot the most obvious of these features, roof mounted solar panels. Set flush to the roof, these next generation PV tiles generate up to 30% of the typical household consumption and will allow homeowners to cut their electricity bills by up to a third.

Not all homes at Brook View will benefit from solar PV as the angle of the roofs don’t work for photovoltaic energy generation, but each will have an electric vehicle charger installed as standard, future proofing their home for when petrol and diesel cars are no longer allowed to be sold in the UK from 2030.

Sales manager Jackie Matheson explains: “We’ve installed solar PVs on as many roofs as possible, where the angles make it possible to generate solar energy for use by the home itself. We’ve made it commercially viable to include as standard on these homes, so they come as part of the package, not as an optional extra like some housebuilders do.

“The response from homebuyers has been fantastic, it’s been a real talking point. With household bills the main topic of conversation these days, any measures which help to reduce costs are appreciated. Many people have said they’re grateful that we’ve done something which will help them to cut their costs and benefit the environment too.”

Homebuyers can also be reassured that new build properties at Brook View are built using responsibly sourced timber, benefit from more insulation, high-spec double glazed windows, water saving fixtures and fittings, energy efficient lighting, and an A rated condensing boiler, giving them an EPC rating of at least level B. This means less energy needed to heat the home, less heat lost, and lower bills as a result.

And buyers are sure to appreciate the development itself is ecologically responsible, featuring new and retained trees, natural habitat areas to protect and enhance opportunities for native plants, bugs, birds and small animals, in particular with a focus on bee friendly plants and flowers.

And homebuyers won’t be asked to compromise on style when choosing the more eco-friendly option.

Homes at Brook View are seriously stylish and beautifully finished in Cheshire red brick (with white render on some housetypes), typical of the local area.

Russell Homes is known for its well thought out designs and Brook View provides buyers with nine different housetypes to choose from. These range from two bedroom semi- detached to the large four bedroom detached over three-storeys.

With such variety on offer, and the smallest properties available from just £249,995, it is expected Brook View will attract first time buyers, second steppers, growing families and downsizers alike.

Nine properties have already been reserved from the first release, with buyers moving in from February 2023 onwards. Two stunning show homes have been launched, the beautiful Turner and the show stopping Roberts.

Homes will be released in phases over the next two years as the construction progresses, buyers are advised to register interest for regular updates by emailing sales@russellhomes.co.uk
