Our buyer’s journey in new builds
If you’re exploring the possibility of a new build home or you are in the process of purchasing a new Russell Home, you may have some questions on how this process works, as it is quite different to purchasing a second hand home.
To help out, we’ve put together some information to help you understand what our process looks like and the journey of purchasing a Russell Home.
Pre Construction
Our Land, Development and Property arm, Russell LDP, are always exploring lots of land opportunities that they believe Russell Homes can turn into new developments and communities for our homeowners to live and thrive. There are lots of things that we factor into this decision, such as location, transport links, local schools and colleges for families, proximity to amenities and the contribution we can make to the area we intend to build in. Once we have established these factors and more, the team work on securing planning permission for our high quality homes and begin designing the development.
Designing Developments
Our in-house design and technical team work alongside our sales team to discover the needs of the local area and how we can help to resolve this, with the local councils. We always begin with exploring the current piece of land and any enhancements we can make, for example, pre-existing natural streams or protected trees. Our approach is always to deliver green-led designs, so open green spaces are set out before any homes. Visualising how our purchasers will want to spend time on their new development and catering to this, from walking routes, to children’s play areas and green gateways, ensuring our customers are moving into a new community they can take pride in.
The needs of the local area are at the forefront when exploring house types for the development, including the provision of affordable homes. With a superior standard specification and high quality materials, we endeavour to build our homes to exacting standards. We utilise the latest technology to exceed energy efficiency requirements and ensure the homes we build are futureproofed for our purchasers.
The build
From digging foundations to first and second fixes, we do everything with pride and are committed to handing over high quality homes to our purchasers.
For extra peace of mind, we’re registered with the NHBC. This ensures that each home is built to our exacting standards and industry guidelines. Qualified inspectors have to sign off your home at each stage to ensure it is built in line with their standards and guidelines.
Finishes and features
Russell Homes offers a selection of extras and upgrades for you to add to your home, if you wish. From flooring to fixings and kitchen countertops to cupboard doors, we have a wide range of choices, to suit your style.
Depending on the stage of the build, you can make additions to your home to suit your lifestyle and truly make it your own.
Completion and handover
Once your new home has been built, and you have legally completed, you will be able to pick the keys up for your stunning new home. Our sales team will be on hand to run through any important information and you can get on with living straight away.
As your Russell Home will be covered by a 10 year warranty by the NHBC, with the first 2 years being covered by Russell Homes, you will get a welcome email from our customer care team, who will be your point of contact going forward.
